1. Multiple Listing Service -To insure maximize exposure to Realtors, we will place the property into the MLS system.
2. REALTOR.COM-We will place the property on REALTOR.COM, the #1 Realtor website. Home to the “National Association of Realtors.”
3. Real Estate Sign– A real estate sign will be placed in front of the property.
4. Professional Flyer-We will prepare a professional flyer for placement on the real estate sign and for inside the property .
5. Keysafe-We will install a local Association keysafe along side the combination keysafe to help with access to all Realtors.
6. Broker Caravan-We will schedule a Broker Caravan for all interested Brokers to preview for their potential buyers.
7. Photo Press Release-We will submit a photo press release to local newspapers for publication in Sunday’s Real Estate Advertising Section.
8. Mailing to Neighborhood-We will prepare a color photo postcard to mail out to neighbors.
9. Personal Invitations-We will send out or email property brochure to top agents in area.
10. Contact with other Brokers-We will call or email all Brokers/Agents with active listings in the area of the subject property.
11. Provide all Current Real Estate Forms-We will provide all current Real Estate Forms and Disclosures for you.
12. Pre-Qualify Buyers-We will Pre-Qualify or Pre-Approve all potential Buyers to insure the Buyer is qualified to purchase the property.
13. Negotiate all Offers-We will help negotiate all written offers & prepare our recommendations for your approval. We will then prepare a Counter Offer (if necessary) for your approval and signature.
14. Finalize all paperwork-We will prepare all necessary disclosures for your approval and signature to insure a worry free escrow transaction.
15. Inspections-We will meet with all necessary Inspector’s , including Pest Control . We will negotiate with your approval, all corrective work the Buyer might request.
16. Escrow-We will keep you updated throughout the entire transaction.
17. Closing-We will hand over to the Buyer’s broker all keys, remote controls, etc. upon recording conformation .
SERVICES INCLUDE THE FOLLOWING
1. Broker Price Opinion (BPO)- This will help you negotiate with the Probate Referee to determine value for the subject property. The BPO includes pictures of the property, comparable homes and a summary section that will include our recommendations to sell the Estates Property.
2. Occupancy Check– We will go to the subject property 24- 48 hours from assignment to determine occupancy. We will check with the Utility Companies to determine if utilities are established.
3. Evictions-We can help you negotiate move out dates with eviction proceedings if necessary.
4. Personal Property Check-We will help you itemize, photograph and videotape (if requested) the Estate’s personal property and report back to you.
5. Tenant Lock outs-We will meet with necessary Law Enforcement Officials at lock out and help photograph and videotape Tenant’s personal property (if requested).
6. Secure the Property-We will secure the property once vacant . We will have a locksmith re-key the doors with your permission and install a combination lock box and place a chain on gate if property is gated.
7. Utilities-We will have all utilities established once property is secured. We can also handle the billing with your approval and be reimbursed by the Estate with a determined written agreement.
8. Contractors-We will help receive bids and get a detailed repair list from approved contractors for all necessary repairs.
9. Supervision-We will insure that all work by contractors or vendors are completed and are approved by the Estate.
10. Property Management-We offer Free Property Management on properties that are assigned to us in our written agreement. We can help with deferred maintenance by having the home brought to salable condition. This might include paint, carpet, and landscaping. Amount will be determined case by case. We will only be reimbursed for approved expenses that are authorized by the Estate in writing from proceeds at the close of escrow.
11. Gardening and Pool Maintenance– We will establish service once property is secured. We can also handle the billing with your approval and be reimbursed by the Estate at a determined time by written agreement.
12. Weekly Property Inspections-We will inspect subject property once a week to insure the property is secure.
13. Monthly Updates-We will give the Estate a narrative monthly marketing update and a monthly property condition report.
14. Marketing Plan-We will prepare a Marketing Plan tailored to the property. We find that properties need to be marketed differently . We fine tune our marketing to insure the Estate receives the most money possible for their property.
